    cool. even when you’re working with an agent, you’re still free to look up and find properties you like. so it’s not like you’re just stuck with what they find for you. good luck.

    each state might have their own fee structure, so i can’t speak to what they pay in total. all i know is the yearly dues to the NAR are $150. but it sounds like they’re around $1000 all in for the year, which isn’t a lot when you consider the standard commission on a $250,000 sale is about $6,000.

    i’ve never signed anything before offers were put in. but once you put in an offer through your agent, yes, they’re representing you in the sale. what you’re thinking of applies more to selling a house. you usually sign a 6 month exclusive agreement with an agent to list and show your property.
